Having a/c inspected when buying a house


You should be aware of sellers that have freon added before your inspector see the house. A seller that knows the air conditioner is leaking will have it charged with r22. Your inspector will test the pressure and it will be perfect. A few weeks later your leak may appear. Not much the inspector can do if they did this. To find a leak the system has to be taken a part and if the pressure is corect at the time of inspection there would be no need to look. It is important to have the air conditioner checked. An inspection will find dirty filter air conditioner that are low on freon ,a/c that is over heating,bad flu or a system may be old and need replacing. You want to know this before you close on it.
